What is a Zoning Compliance Certificate?
A Zoning Compliance Certificate is issued by the City of Niagara Falls to confirm that a proposed development (i.e. new construction or addition) meets the regulations of the City’s Zoning By-law.
When is a Zoning Compliance Certificate Required?
A Zoning Compliance Certificate is required to facilitate:
- The complete submission of a Building Permit Application, unless exempt.
When is a Zoning Compliance Certificate NOT Required?
The following Building Permit applications may not require a Zoning Certificate (a Building Permit may still be required):
- Demolition
- Foundation repairs
- Solid Fuel Burning Woodstoves and Fireplaces including chimney repairs
- Septic System Tank Replacement
- Repair to Retaining Wall
- Plumbing
- Electrical
- Back Flow Prevention Devices
- Roof Top Solar Panels
- Residential interior renovation unless related to Change of Use or Accessory Apartment
- Fire/Smoke Alarms and Panels
- Roof Repairs unless change in height
- Window Replacement
- Water Meter Installation
- Sewer lateral replacement
- Water service replacement
Applying for a Zoning Compliance Certificate
Application Submission Requirements:
- Site Plan
- Architectural Drawings (including floor plans)
- All required application fees to the City of Niagara Falls
