Tax Certificates

Lawyers or Financial Institutions can request a Tax Certificate or Verbal with the City of Niagara Falls through our online Dashboard portal. The Tax Certificate will be provided within 3 business days of receiving your request and payment confirmation.  If your request is urgent a Tax Certificate can be provided within 1 business day for an additional fee. Tax Verbal Requests are available immediately upon payment.

  • Tax Certificates - $70.00
  • RUSH Tax Certificate - $120.00 - Available in 1 business day

What is a Tax Certificate?

A Tax Certificate is a legal document that provides:

  • Current property ownership
  • Annual Property Tax Amount
  • Any Current or prior year arrears
  • Any local improvements on the property
  • Current balance owing of the water account linked to the Tax Roll

Instructions for Lawyers

  • Create an account on the MyCity Dashboard
  • Email [email protected] to verify the account has been created. Staff will activate the account and verify by email when the account has been activated.
  • Updated information will only be provided within 30 days of the original request.
  • Upon closing, please send a copy of the Land Transfer Deed to [email protected].
  • Please ensure any pre-authorized payment plans are cancelled prior to closing by emailing [email protected].
