Notice of Remote Electronic Public Meeting (AM-2021-012)


The Official Plan and Zoning By-law Amendment applications are to facilitate the development of a 5 storey 39 unit apartment building.

The City’s Official Plan designates the land Residential and within Special Policy Area No 13. Apartment buildings to a density of up to 100 units per hectare and a building height of 6 storeys are permitted to be developed in Residential designated lands that are in proximity to commercial areas. A new Special Policy Area designation is requested to permit the proposed apartment building at the density proposed (150 units per hectare).

The lands are currently zoned Light Industrial (LI) under By-law No. 79-200. The application requests the land be zoned to a site specific Residential Apartment 5E Density (R5E) zone, with site specific front yard depth, lot and landscaped open space coverage, number of parking spaces and balcony projection regulations to permit the apartment building
