  • Notice of Public Meeting (AM-2021-009) Montrose Road 272509000646575

    Description

    A zoning by-law amendment application has been submitted to rezone the subject property to a site-specific Residential 5C Density to construct 83 townhouse dwelling units in 14 blocks. Schedule 1 shows the details of the proposal.

    The subject land is a vacant parcel located north of McLeod Road and on the east side of Montrose Road that are Part of Stamford Township Lots 163 and 170, Part 29, 59R-14189, and Part 1, 59R-17964.  The land is currently zone R5C(H)-912 and SC-653. The applicant is requesting to add the use of a townhouse dwelling and is asking relief for minimum front yard depth, minimum rear yard depth, minimum interior side width, an increase in the maximum lot coverage and number of apartment dwelling on one lot, a reduction of the required parking standard and a reduction of the maneuvering aisle for the parking stalls. The holding provision will be removed as placed on the lands by By-law No. 2010-132 because the applicant satisfied this requirement.

  • Notice of Public Meeting - AM-2022-020 - 7640 & Lot 186 Kalar Road - ZBA

    Description

    A Zoning By-law amendment application has been submitted to rezone the subject lands a site specific Residential 5C (R5C) zone, in part, and Environmental Protection Area (EPA) zone. The rezoning would permit 113 dwelling units consisting of 84 back-to-back townhouse dwellings and 29 block townhouse dwellings and the natural heritage features on the subject lands. Schedule 1 shows details of the proposal and Schedule 2 shows the proposed zoning.

     The land is currently zoned Light Industrial (LI) under Zoning By-law 79-200. The applicant is requesting to place the land under a site specific Residential Apartment 5C (R5C) zone, in part, and to add back-to-back and block townhouse dwellings as a permitted use; reduced minimum front yard depth, interior side yard width, number of parking spaces, landscaped open space, and maximum height; and to increase lot coverage and the number of apartment dwellings on one lot. The natural heritage features will be placed under an Environmental Protection Area (EPA) zone.

  • Notice of Construction - Waters Ave., Ann St. and Richmond Cr. Watermain Replacement

    Description

    The City of Niagara Falls will be completing the watermain replacement and water service replacement, complete with all restorations on;

    Richmond Crescent
    Ann Street (Douglas Crescent to Waters Avenue)
    Waters Avenue (Ann Street to Centennial Street)

    At times it may be difficult to drive through the above location due to construction in progress. In accordance with the contract documents, the contractor, Catalina Excavating Inc. is required to notify the emergency services of their daily operations.

    The work is scheduled to commence on February 1, 2024 and will be continuous until completion, approximately June 2024 weather permitting. Equipment will start arriving on site as early as February 1, 2024.

    It is anticipated that one lane of traffic will be maintained during construction with the exception of planned rolling road closures. The timing and limits of all road closures will be provided in advance.

  • Notice of Construction - Beck Road Bridge Replacement

    Description

    The City of Niagara Falls will be completing the reconstruction of Beck Road Bridge over Lyon’s Creek.
    Beck Road at Lyon’s Creek will be closed for the duration of construction. A signed detour will be setup along Marshall Road, Stanley Avenue, Rexinger Road, and Lyon’s Creek Road. In accordance with the contract documents, the contractor, Rankin Construction Inc. is required to notify emergency services of their daily operations.
    The work is scheduled to commence on December 4, 2023 and will be continuous until completion, approximately July 2024 weather permitting.

  • QEW Burlington Skyway Southbound Lane Structural Rehabilitations & NB and SB Electrical Work (GWP 2385-15-00)

    Description

    The Ontario Ministry of Transportation (MTO) has retained WSP Canada Inc. (WSP) to undertake the Detail Design and Class Environmental Assessment Study (Class EA) for the structural rehabilitations of the Queen Elizabeth Way (QEW) Burlington Skyway southbound lane and the completion of electrical work on both the northbound and southbound QEW, within the City of Hamilton
    and the City of Burlington.

    The Burlington Skyway Niagara Bound structure will be rehabilitated in three main stages with all four lanes maintained during daytime and nightly lane closures as required. During each stage there will be single lane closures on the QEW throughout the weekends (Friday Night to Monday morning, approximately eight weekends per construction season) to rehabilitate the middle portions of the deck. Three lanes will be maintained over the Skyway structure during these weekend lane closures. Construction is expected to last for 3 years, and is anticipated to start in Spring 2024 with completion by Fall 2026.

  • Road Widening and Reconstruction of Montrose Road (Regional Road 98), Lyons Creek Road (Regional Road 47) and Biggar Road in the City of Niagara Falls

    Description

    Please be advised that the Niagara Region and City of Niagara Falls will be widening and reconstructing the following roads in the City of Niagara Falls under Contract No. 2021-T-269:

    *Montrose Road (Regional Road 98) from Grassy Brook Road to 450m South of Lyons Creek Road (Regional Road 47)
    * Lyons Creek Road (Regional Road 47) from Willodell Road to Montrose Road (Regional Road 98)
    * Biggar Road from Montrose Road (Regional Road 98) to 850m West


    This contract will be carried out on behalf of Niagara Region and City of Niagara Falls by Beam-Rankin Joint Venture Ltd. Construction is tentatively scheduled to begin in the coming weeks. Construction is anticipated to be completed by July 2024, weather permitting. The consulting engineer, Parsons Inc., has also been retained to provide construction inspection and administration services.

    • Notice of construction for Niagara Falls Wastewater Treatment Plant

      Description

      Work is being done by Niagara Region at the Niagara Falls Wastewater Treatment Plant located at 3450 Stanley Avenue in Niagara Falls. This work is required to ensure continuous service in the future and includes: construction of new secondary (biological) treatment, including a new moving bed biofilm reactor treatment and aeration blower system and building, and a new chlorine contact tank and channel, upgrades to the grit system, primary clarifiers, secondary clarifiers, chemical system, substation and emergency power systems, and demolition of the existing secondary treatment.

      When: March 2022 - June 2024 

      During construction you may experience short-term interruptions along Stanley Avenue for new service connections and equipment deliveries. You may also experience noise from construction traffic on-site and pile driving required for the new tanks and buildings. Niagara Region will take all necessary measures to reduce the noise for nearby properties.
