Paying Property Taxes

What are property taxes? 

Property taxes are paid by all property owners for community services such as schools, roads, infrastructure, maintenance and other costs of the local government.

Property tax rates are set by City Council each year and are determined by balancing the needs for programs and infrastructure in the community with the financial needs of the corporation.  In addition to collecting property taxes for the City, Niagara Falls is responsible for the collection of regional and education taxes, although it is not responsible for setting the tax rates for the Region or the School Board.

Property tax due dates

There are four installment due dates per year.

  • Interim Installment #1: Last business day of February for all properties
  • Interim Installment #2: Last business day of April for all properties
  • Final Installment #1:
    • Last business day of June for Residential/Farm/Managed Forest
    • Last business day of August for Commercial/Industrial/Mixed Use Properties
  • Final Installment #2:
    • Last business day of September for Residential/Farm/Managed Forest
    • Last business day of October for Commercial/Industrial/Mixed Use Properties

The penalty rate for property taxes billed is 1.25%. In accordance with the Municipal Act of Ontario, a penalty is added on the first day of each month for any outstanding amounts.

Property tax bill payment options

Payments must be received in our office by 4:30 pm on the due date to avoid penalty charges. If paying by mail or with your financial institution, please allow enough time for payment to be received.

You can pay using the following options:

Pay through your financial institution, in person, by telephone banking or online banking (use the 19-digit roll number).

  • City Hall, 4310 Queen Street – Visit the customer service counter or use one of the drop boxes located on the Erie Avenue side of the building or at the front door of City Hall facing Queen Street
  • MacBain Community Centre, 7150 Montrose Road – Visit the customer service counter or use the drop-off box outside the main entrance
  • Include the remittance portion of the invoice with your payment

Please enclose the remittance portion of the invoice with the cheque. Cheques made payable to “The City of Niagara Falls”.

Pay through your City Dashboard account using your debit or credit card (processing fees will apply).

You can create an account to gain access to your property tax information online. Once you have created an account, a PIN number will be sent by mail so you can access your property tax details. Once you're logged in, you can access your billing and payment history, update your mailing address, set up e-billing, and more.

E-billing

Go paperless! It's fast, convenient, and eco-friendly.

After your request is received, e-billing registrations or cancellations will take effect for the next billing period. You can opt out of e-billing anytime and go back to receiving paper bills in the mail through Canada Post. 

Note: Have your property tax roll number handy to complete the request.

Tax receipts

Receipts for income tax purposes are NOT mailed to customers. Your Final Tax Bill includes a detachable portion for income tax purposes. If you do not have this bill, please create a City Dashboard account to view your account online and download a statement for free. Otherwise, there is a charge to have a statement printed and mailed.

Frequently asked questions

Property taxes help pay for important community services. The city uses its share to fund things like Fire services, the library, recreation facilities and programs, parks, street lights, snow removal, and road and sewer repair projects.

The Region uses its portion to support police services, public transit, community and social services, garbage and recycling, regional housing, the Niagara Conservation Authority, and more.

The Education portion of taxes helps fund local school boards.

Customers can set up an online account to view their property tax bill. Visit the City Dashboard to create a profile and have a PIN access number mailed to you.
