Zoning

A Zoning By-law is the primary tool we use to regulate land use. It divides land into different zones, such as residential, commercial, or industrial, and sets rules for what you can build and how you can use your property. These rules include things like building height, how far buildings must be from property lines, and parking requirements.


Understanding the city's zoning by-laws

Zoning by-laws define different land use categories (zones) and outline the rules for each zone, including setbacks from property lines, the maximum area of a property that can be built on, and parking requirements.

  2. Regulations and permitted uses: This section provides the rules for each zone

Zoning by-law amendment

A zoning by-law amendment is a change to the rules that control how a property can be used or developed, such as how tall a building can be or how far it can be from the property line.

Remove or lift a holding provision

A holding provision, marked with an “H” symbol, is added to a property’s zoning to limit its use or development until specific conditions are met, such as completing additional studies or installing necessary municipal infrastructure.
